It is one of the most desired areas in the Upper Keys due to it's proximity to Upper Matecumbe (where Cheeca, Morada Bay, Bass Pro, art galleries, Chef Michael, etc., etc. are located) and the fact that Snake and Tavernier Creek provide immediate Bay and Ocean access no matter which side you live on.
