Investment properties

Rental rates have gone up significantly in the the Upper Keys, this is true for long and short term rentals. Even though condo association fees have gone up as well it can be offset by renting the property. I have seen more 1031 exchanges in the past couple of years. Don't forget to mention you are doing a 1031 exchange when purchasing a property. It must state in the contract that an exchange may take place.
Rental restrictions vary from complex to complex, most have a 30 day minimum rental period, some permit weekly and a few daily rentals.
